Common Roof Questions

  • Do I have to have the old roof removed?

    Local building codes will allow two roof layers on any commercial or residential roof. We always recommend removing the existing layers, especially on slope roofs. Flat low, slope roofs are more accessible to cover with a second roof typically due to an added layer of insulation that creates a flat smooth surface. Sometimes built-up asphalt roof systems are adhered to the wood substrate and can't be removed. Many issues can arise from installing a new roof over an existing top on residential roofs or roofs with a slope. One problem is that if the old roof has any fasteners working up, they can puncture through the new roof system. Another issue is that if you have any rotting substrate or the substrate wasn't nailed according to current codes; those issues won't be resolved with your new roof. Another significant issue is that the ice guard is designed to adhere to the wood substrate; this will only happen if installed over the old roof shingles. Local building codes require ice guard; however, installing it over shingles renders the product useless, and your dollars produce less value overall.

  • Will the roofers be noisy?

    Yes, the re-roofing process is noisy.

  • What is a bond and why is it important that my contractor has one?

    A surety bond provides a form of guarantee that the contractor will complete the project and to the industry standards. 

  • Why should I hire a licensed contractor?

    A licensed contractor can obtain permits and workers compensation for employees. A job can be shut down by the city if permits are not obtained. Also when you hire workers who are not licensed you become the sole contractor and become responsible for all workers injuries. Furthermore, hiring non-licensed contractors who carry no bond can result in other issues. Most contractors protect themselves and the building owner with contracts. In many cases a home owner will pay someone to do work that gets started but never completed. Thousands are spent and the homeowner is forced to seek professional help. 

  • Will my entire roof be torn off and a big mess left until the end of the project?
